Without question the most difficult and complex phase of a home sale begins when you receive an offer. Properly negotiating and completing the residential purchase contract is essential to a successful sale and a smooth closing. For good reason, some people may feel uncomfortable with this legal paperwork and/or negotiating directly with a buyer or buyer’s agent. Others simply may not have the necessary time to devote to the process. If this sounds like you, don’t worry, we’ve got you covered! With rhino’s NegotiAid®, one of our experienced licensed REALTORS® will negotiate on your behalf and ensure all the paperwork is in proper order. And the best part is you only pay a one-time flat fee of $1299.95 when the deal is done.

Here’s how NegotiAid® works:

  • At your in-home visit, just tell your rhino REALTOR® that you would like assistance with the negotiations and paperwork.
  • Our REALTOR® will have you sign a separate agreement that allow us to represent you during the negotiations for the sale of your home.
  • Your MLS® listing will then indicate in the private remarks, seen only by REALTORS®, that you will be represented by rhinorealty for any and all offers on your home. This information will also be included on rhinorealty.com.
  • Then, when a buyer’s agent wishes to submit an offer on behalf of his or her client, or a buyer wishes to submit an offer on their own behalf, that offer will be sent to our brokerage for consideration.
  • After careful review of the offer, your rhino REALTOR® will contact you and send you a copy of the contract.
  • Using their experience and expertise, your rhino REALTOR® will discuss the offer with you and make the best possible recommendation available. This advice may be to either accept or reject the offer as written. Or, more likely, he or she will work with you to prepare a counter offer to present to the potential buyer and/or his or her agent.
  • Regardless of how many offers we deal with on your home, our experienced REALTOR® will work with you each and every time, and you pay only a single one-time flat fee of $1299.95+GST. And, the $1299.95+GST price will be deducted from the sale proceeds of your home, so you don’t have to pay us directly in advance.
  • Once an agreement has been reached, your rhino REALTOR® will work with you and the buyer or buyer’s agent to help ensure that all conditions are met and removed in a timely manner. Also, if necessary, we will deal with any and all contract amendments that have been agreed upon by both parties. And, we will clearly explain any and all included terms of the contract and the corresponding obligations of each party.
  • After all conditions are removed, you have a firm sale and the contract is complete.
  • At this point, your rhino REALTOR® will ensure that all the necessary paperwork to complete your transaction is in order, and that you have a legal and binding contract for the sale of your home.
  • Now all you need to do is bring your completed contract to your bank and one of our recommended real estate lawyers and they will ensure you have a trouble free closing. Congratulations, you’ve sold your house!
  • There is no up-front payment for NegotiAid®. Payment is only collected upon the successful sale of your home and is processed through your lawyer at closing.

Participating in the sale of your home does not mean you have to go it alone. NegotiAid® lets you be in control of the sale of your home, while at the same time having an experienced real estate negotiator on your side. Additionally we’ll ensure that all the paperwork in regards to the purchase contract is complete and in order for a smooth transfer of title to the new owners.

NegotiAid® is only available with the purchase of one of our three Owner Participation Packages and an MLS® listing. And remember, if you don’t sell your home, you pay nothing. Payment for NegotiAid® is received through your real estate lawyer from the proceeds of sale upon closing.
